Relocating to Palm Harbor, FL? Consider Ozona for ‘Old Florida Style’ Living
July 1st, 2008 categories: Florida Vacation Homes, Luxury Homes, Pinellas Beach Homes, Pinellas Real Estate, Pinellas Waterfront Living, Tampa Bay Beaches and Boating
Whether you’re relocating from Ann Arbor or your Palm Harbor East Lake home, and if you want a fantastic Pinellas home community with that ‘Old Florida Style’, then Ozona is a Palm Harbor treasure worth the dig.
It’s a tad confusing, but Ozona, FL and Crystal Beach, FL are actually both part of the unincorporated city of Palm Harbor, just South of Tarpon Springs and North of Dunedin and Clearwater Beach.
Ozona, FL and Crystal Beach, FL are seaside treasures. Here you can enjoy boating to Caladessi Island or Three Rooker Bar, and if you prefer an eclectic community over suburban development, and think you may also enjoy the thrills of riding to dinner in a golf-cart (and saving gas $$ and the earth at the same time), then this is may be the place you want to call home.
Suncoast Partners@ Keller Williams Realty, Palm Harbor put this virtual tour of ‘downtown’ Ozona together (all 2 blocks of it) earlier this year. Take the tour and also get a glipse of some of the Ozona, FL homes and the Spreckled Trout Marina. Or check out all of the Ozona marinas where you can launch your boat.

The real beauty of owning Ozona, FL real estate is being part of this seaside community who’s residents call Ozona home. Ozona, FL home prices are generally higher per sq. ft. than the rest of west Palm Harbor, and to click on the tour will only give you a small part of the reason why that’s the case. This eclectic community offers multi-million dollar waterfront homes next to funky seaside beach Read the rest of this entry »

The Tiger Woods Guide to Selling Your Home Successfully
June 22nd, 2008 categories: Pinellas Real Estate, Selling Your Home Quickly
Two weeks before the U.S. Open, Tiger Woods had a double stress fracture and a torn ligament in his left knee. His doctor didn’t want him to play. Tiger said “I’m playing in the U.S Open in two weeks, and I’m going to win”.
Yes, Tiger’s success can be attributed to his unwavering dedication to practicing his profession, but it’s equally matched by his ability to set a goal, then see himself reaching the goal, and then believing it will happen.
At Suncoast Partners, we practice the Tiger Woods approach to Real Estate, and we’re getting better every day. That’s why you’ll always hear us say that in life, and in real estate, everything’s possible.

Caladesi Island Beach in Dunedin Voted #1 Beach in U.S.
June 21st, 2008 categories: Eat A Peach Restaurant Reviews, Family Fun, Tampa Bay Beaches and Boating
I’m often amazed to meet so many people that have lived here for years and haven’t yet ventured out to visit the beach at Caladesi Island. If that’s you, you won’t want to miss the next boat that departs regularly from Honeymoon Island on a quick trip over to Caladessi Island. The Caladesi Connection has departures daily and $10 gets you there, $6 for kids 4-12 and kids 3 and under are free.
Our fabulous beach was recently voted the #1 Beach in the United States! To get an idea of what a day at Caladesi Island beach is like, see Visit Florida or Caladesi Beach.
This white-sand beach is secluded and on many days you’ll be able to watch dolphin splashing about just off the shore.
If you’re a sea shell collector, go early in the morning and prepare to be blown away.
You can have a simple lunch at the Caladesi Cafe where you can grab a Read the rest of this entry »

Bad MLS Photo #1
June 21st, 2008 categories: Bad MLS Photos
It’s not at all like us to focus on the negative, but ….. I can’t resist! As our fabulous broker, the amazing and delightful Nikki Ubaldini says, everything after ‘but’ stinks. She’d want me to re-coin this ”Opportunity for improvement MLS Photo #1″. Sorry, Nikki.
While looking for a Pinellas home this morning for some great friends, I stumbled across this gem of a Pinellas MLS photo. Makes you want to run right out and buy this nice piece of Clearwater real estate doesn’t it?
Never mind the fact that this Clearwater home owner needs a dumpster immediately, but what was this agent thinking when they took this listing?

#1 Tip for Avoiding Costly Surprises When Selling Your Dunedin Home
June 19th, 2008 categories: Selling Your Home Quickly
Funny, but the one thing that’s probably the least expensive and the simplest to address when selling your Dunedin home is the one most often overlooked by sellers. What’s the #1 Tip?
Get a home inspection done right before you put your home on the market!
An inspection will uncover previously unknown problems - which are often just minor - affording you the opportunity to make the needed repairs. Oftentimes these are repairs that you can make yourself or very inexpensively.
You’re probably wondering why not just let the buyer make the repairs? Here’s 6 reasons why savvy sellers take this extra step:
1) Even the smallest repairs can send buyers running for the Pinellas County hills (wait .. there are no hills here?) and off to the next home to make an offer. We’ve seen buyers run from homes for the silliest reasons.
2) More buyers will look at your home! We can market your home to buyers confidently and advertise the fact that there’s a ”clean home inspection report available”. Stand out from the crowd as most sellers overlook this simple technique.
3) Get to the closing table quicker. Often times buyers will accept the result of your home inspection and waive their contingency to inspect it themselves.
4) Avoid dead rats. See this disgusting picture of a home inspection nightmare. Need we say more? Read the rest of this entry »

Whether you’re relocating and new to Pinellas County area, or you’ve lived in the area for years, you must try this unassuming and casual Palm Harbor dining experience. The Thirsty Marlin is a staple for the locals in the know.
Located at 1023 Florida Avenue, in the heart of quaint Old Downtown Palm Harbor Main Street, The Thirsty Marlin offers some of the best fresh seafood available. The grouper sandwiches are to die for, served blackened, grilled or fried, and they have an endless menu that includes lots of seafood, appetizers, salads and homemade soups. The fried green tomatoes are scrumptious.
You can even enjoy expertly prepared Sushi after 5PM Wednesday to Sunday, and enjoy a cocktail or two out on the patio.
Portions are hearty and can often be split for two. The staff is friendly. If it’s a Key West atmosphere you’re after, this is the place.
