			<content:encoded><![CDATA[<p>As a CDPE (Certified Distressed Property Expert) in the Tampa Bay real estate market, this is a question that we get all of the time and it seems that no one wants to answer it for homeowners who are in distress. The reason for that is that there is HUGE liability to giving out incorrect information that could cause harm. With that in mind, please note that we are providing this information generally and it does not pertain to every homeowner in every situation.</p>

<p>Facing foreclosure or a short sale are not fun things for any homeowner to face. Knowing that you cannot afford your home and that you face a long hard road to get out of this situation is scary. When you add your credit to the mix, it becomes terrifying!</p>
<p>According to <a title="wells fargo short sale information foreclosure" href="http://www.trulia.com/voices/Financing/how_long_does_a_short_sale_stay_on_your_credit_w-19038" target="_blank">John Lemos, Wells Fargo over at Trulia</a>, a foreclosure will result in 36 months of interest rates that will make using credit a non option. Generally, lenders would refuse to deal with you financially for at least 36 months after you have incurred a foreclosure record. So that equates to 3 whole years of not being able to make any advancements on your credit history. This can be worrisome especially if you are planning to make any kind of new investment (homes, cars, college, etc.)</p>
<p>A short sale will allow you to purchase through FHA in only 3 years after dispensation. Unfortunately, BOTH a short sale and a foreclosure will ding your credit rating, a foreclosure to the tune of 200-300 points and will stay on your credit report for 3 years, which is true with some short sales, yet -here&#8217;s the good news - if all of your other payments are being made to other creditors during a short sale, your score can be lowered as little as 50 points and remain on your credit report for only 12 to 18 months.</p>
<h2>Some Myths To Consider When Considering A Short Sale Versus A Foreclosure</h2>
<ul>
<li><strong>Myth &#8211; You cannot do a short sale on an investment property.</strong> This one IS a myth, we have found that if there is true need and the property owners work with us, we can even help in this situation.</li>
<li><strong>Myth &#8211; Any Realtor can help with a short sale. </strong>Make sure you have a CDPE trained Realtor as they can help make sure you are aware of things like deficiency judgements and can sometimes help you avoid them (this is a judgement against you for  the difference between the loan amount and the amount paid) and almost ALWAYS drastically reduce that possible judgement with a short sale.</li>
<li><strong>Myth &#8211; You should wait until you get a foreclosure notice to start researching a short sale.</strong> WOW, does this one make our job hard. If you cannot afford your payment, please call us or your lender IMMEDIATELY. Sticking your head in the sand will only make your options harder down the line.</li>
<li><strong>Myth &#8211; I can just send the keys back.</strong> If the value of the home has dropped and you owe more than your home is worth (like most of the homeowners we work with), the bank will not just &#8220;take the keys&#8221;. This is a myth and cause SERIOUS harm to your credit. With both a foreclosure and a short sale, there is an end date to your liability and a time to start rebuilding credit. You will have been proactive about working with courts or the bank to finalize a solution. With &#8220;the keys&#8221; approach, there is no end date and it can take banks YEARS to complete the process &#8211; PLUS you still might face a deficiency judgment. This one is a loser all around!</li>

<p>Wait right there! We need to talk about something that most civilians don&#8217;t think about&#8230;there are two sides to every real estate transaction!</p>

<li><strong>The sellers side</strong> &#8211; this part of the transaction requires marketing skills, market knowledge, pricing recommendations, negotiating and a plan to get your home sold that may or may not include: online listings, open houses, brokers open houses, contacting buyers agents and other offices with your listing, staging, pre-sale inspections and recommendations plus about a million other things we do to get your home sold!</li>
<li><strong>The buyers side</strong> &#8211; this part of the transaction require people skills, negotiating, talking with your buyer and figuring out what they really want from their new home, sifting through the myriad of options like town, location, home style, price, and how to find a home that &#8220;feels&#8221; like home! These skills are why you liked that agent so much in the open house!</li>
</ul>
<p>If you are considering selling your Palm Harbor or Dunedin home, you HAVE to find an agent or team with SELLER SIDE skills. These are built over time and involve a lot different talents and expenses that overwhelming if they are only listing a house or two a year.</p>
<p>Consider an agent with multiple homes listed for sale. They have to have an admin person to track the places the home has been sent to on the internet, who has requested a showing (so you can call later if there is a price reduction), sending buyer feedback etc. Also, they have spent time building a website that ranks for keywords related to the real estate industry in their area AND growing social networks because Google changed the rules and now &#8220;friends&#8221; come up in the results too! Most listing agents have a marketing company or at least a marketing coordinator on staff.</p>
<p>Next is knowing the area. Did you know that a neighborhood in Dunedin has oil tanks in most of the yards? We do! We also know that the cost to get rid of them is about $1,000 BEFORE you are under contract and top $10,000 AFTER you are under contract. Seriously.</p>
<p>Listing agents are paid to know the ins and outs of different neighborhoods, condo complexes and gated communities. We also know how to market them to people who are looking for amenities that you may not even know exist at your home. Non deed restricted community with a huge side yard? Could be a place to keep your boat or RV!</p>
<p>A word about teams! Some Realtors (like us) have a team of people working for them which can cover BOTH the buyer side and seller side of the transaction (Matt handles the Buyers and Julia works with the Sellers). We also have a marketing company and admin people to support us with our listing and buyers.</p>

<p>You’re a homeowner and are behind on your mortgage. It happens to the best of us, but what can you do? If your neighbors aren’t they might just have been lucky enough to have purchased before values soared. Either way you aren’t alone in this situation. Millions of Americans are in the same boat.</p>

<p>By the way, the new post office is a bit more up to date &#8230;.. And yes, once in a blue moon you can find cute little cottages like this for sale (within blocks of multi-million dollar homes).</p>

			<content:encoded><![CDATA[<p><a title="Tampa Bay Real Estate Agents and Pinellas Realtors on Mortgage Preapprovals in 2012" href="http://pinellaspeach.com/contact-the-peach/" target="_blank">Tampa Bay Real Estate Agents and Pinellas Realtors</a>® like us that are producing results in this market understand how the rules of the game have changed for 2012 and why savvy home sellers and their agents are SO darned fussy about mortgage pre-approval letters lately.  If you will be in the market for a home soon, this may want to make you cover yours ears, but it&#8217;s critical information to know.</p>
<h3>Why Tampa Bay Real Estate Agents Are So Fussy &#8211; Part A</h3>
<p>Beware that today even buyers with top credit scores and ample savings have to undergo a LOT of scrutiny to get a mortgage.  We often joke that it doesn&#8217;t matter if  you&#8217;re Donald Trump, you ARE going to have issues come up during underwriting, and so smart home buyers should get their ducks in a row before starting to look for homes &#8211; even online.  Trust us, even people with 780 credit scores <em>routinely </em>get last-minute questions and requests for documentation from underwriters.  <em>In fact, more often than not, the better off your are financially the more complicated it can be. </em> <em>Huh?!  </em> Let&#8217;s make sense of it &#8230;.</p>
<p><a href="http://pinellaspeach.com/files/2012/01/Tampa-Bay-Real-Estate-Agents-Say-Dont-Cover-Your-Ears.jpg"><img class="size-medium wp-image-2966 alignright" src="http://pinellaspeach.com/files/2012/01/Tampa-Bay-Real-Estate-Agents-Say-Dont-Cover-Your-Ears-300x222.jpg" alt="Tampa Bay Real Estate Agents Say Don't Cover Your Ears!" width="300" height="222" /></a>Tampa Real estate agents and home Sellers are rightfully fussy about your <a title="Tampa Real Estate Agents on Why Mortgage Preapprovals Matter" href="http://homebuying.about.com/od/financingadvice/a/advofpreapprova.htm" target="_blank">loan pre-approval</a> &#8211; and here&#8217;s why you should be, too.  Whether you&#8217;re just beginning your home hunt or perhaps just submitted an offer on a home with your pre-approval letter in hand, you might be getting what seems like a million questions from your agent or the seller&#8217;s agent about your choice of lender or pre-approval letter.  <em>I&#8217;m rock solid financially, why don&#8217;t they just back off and stay out of my personal business, already?!?</em></p>
<p>Well, the reality is that <span style="text-decoration: underline">many of these so-called approval letters aren&#8217;t worth the paper they are written on!</span></p>
<p>How in the world can that happen?  Can a mortgage broker or bank really issue a pre-approval letter and tell me everything&#8217;s great and it&#8217;s really a big fat lie?  Very easily.  In their haste to lock in a customer quickly, most lenders today still will tell you what you <em>want</em> to hear without obtaining the necessary documentation from you.  Either they don&#8217;t want to scare you off at first meeting by prying to much or don&#8217;t want to invest the time with you to collect it &#8211; often times before you&#8217;ve even found a house or professional Tampa Realtors® like us to assist in that process.</p>
<p>So, the actual letter itself gets issued, you feel good, but is essentially worthless at this stage of the game- whether it&#8217;s a &#8220;Pre-Qualification&#8221; letter OR a &#8220;Pre-Approval&#8221; Letter.   The key thing to know is that it&#8217;s the Pre-Approval letter you&#8217;re after, and if you didn&#8217;t have to submit ALL of your financial documents and sign a formal credit application in order to get that letter, then it&#8217;s not worth the paper it&#8217;s written on.  And here&#8217;s the clincher &#8211; you may have been quoted an interest rate and terms, but NO lender can truly quote rates and terms without pulling your tri-merged credit report, personally verifying your employment history and reviewing ALL of your supporting documentation to ensure you&#8217;ll truly qualify!</p>
<p>A savvy lender is going to know what underwriters are looking for and will take the time to review all of your documentation.  Then, they&#8217;ll invariably have MORE questions, and might need more documentation to back up the potential red flags the underwriter WILL find.</p>
<p>They&#8217;ll be scrutinizing ALL of your banking account deposits and withdrawls, your retirement accounts, your other assets including real estate, your 401K, your tax returns, your marital status and any recent changes, child support payments, credit card account statements, your debt to income ratio and your credit history, and a few other things possibly, too.</p>
<p>Is This a Fun Process?  No!  Yet it&#8217;s nothing to be scared of and at the end of the day you&#8217;ll be glad you faced it head on BEFORE home hunting.</p>

			<content:encoded><![CDATA[<p>If you need to find a <a title="Pinellas Realtors at the Pinellas Peach" href="http://pinellaspeach.com/contact-the-peach" target="_blank">Pinellas Realtor</a> to sell your home, there are over 5,000 to choose from.  The majority of those agents aren&#8217;t working in the business full time &#8211; or at all.  About half of those left are Pinellas Realtors that don&#8217;t regularly list and sell homes (they prefer the ease of working with buyers).   So, of those left that do represent home owners, <a title="Pinellas Realtors that are Listing Agents and Marketing Agents" href="http://homebuying.about.com/od/realestateagents/qt/0407ListingAgt.htm" target="_blank">how do you find a Tampa Bay listing agent</a> that you can trust to get your property sold?  How does one find that agent that <em>actually does</em> something differently than the herd to market your home?  <a href="http://pinellaspeach.com/files/2011/12/Marketing-Agents-Do-More-Target.jpg"><img class="alignright size-full wp-image-2922" src="http://pinellaspeach.com/files/2011/12/Marketing-Agents-Do-More-Target.jpg" alt="" width="345" height="325" /></a></p>
<h3>Mark&#8217;s Story:  A Typical Homeowner&#8217;s Search for an Agent</h3>
<p>We recently received a call from Mark who had a Clearwater townhome for sale For Sale By Owner or &#8220;FSBO&#8221; for a few months.   He liked reading <a title="Julia and Matt Fishel REMAX Client Testimonials" href="http://pinellaspeach.com/testimonials/" target="_blank">our testimonials from other happy clients</a> and wanted to discuss listing his home  for sale with us.  He was frustrated and had talked to a couple of other agents before calling us.  They all said they could list his property in the MLS and help find him a buyer &#8211; yet &#8211; something about the other agents&#8217; presentations did not feel right.  He felt like he was just another guy and his property would be just another listing in the MLS.  He didn&#8217;t feel like he would be given the special attention he deserved.</p>
<p>When we met with Mark, we asked him what was most important to him about the sale of his property.  Aside from getting a good feel about us as people, he wanted results and he needed them fast as his employer would be relocating him at the end of this year.   So, we listened to his needs, and shared how we could meet and exceed his expectations.</p>
<p>We then shared with Mark that THE KEY difference between hiring a regular &#8216;listing agent&#8217; and hiring professionals like us is that we are MARKETING AGENTS who create strategic property marketing plans with the key purpose of getting extreme exposure while defending homeowner equity.    You see, we shared with Mark the truth behind what your standard &#8216;listing agent&#8217; does:  They take a few pictures of your home, perform the data-entry into the Multiple Listing Service &#8220;MLS&#8221; online and then let their broker&#8217;s feed do the rest automatically without personally having to do much else.  (This automation is called &#8216;syndication&#8217;, and while it&#8217;s terrific, it&#8217;s by <em>no means </em>the end all when it comes to marketing.  And, don&#8217;t get me started, but there are quite a few companies in Tampa Bay that don&#8217;t even offer basic syndication, or certainly not extensively and internationally, too).</p>
<p>So, we shared our<em> complete</em> marketing strategy with Mark, the many things we <em>personally do that are </em>extra and beyond what REMAX International (the #1 brand in real estate) does.  And we clearly demonstrated how these tactics are the key extra tools that only Marketing Agents know how to implement &#8211; and take the time and expense to implement!   Mark decided having a Marketing Agent was important to him, took action and listed with us.</p>
<h3>Tips for Finding a Marketing Agent</h3>
<p>Few agents are full-blown Marketing Agents, and many aren&#8217;t even familiar with the term or what it entails, let alone what technology and other skills are required to be one.   We predict that someday the tactics of today&#8217;s new field of Marketing Agents will become mainstream, but we&#8217;re probably years away from that &#8211; and by which time the true Marketing Agents will be once again one step of the herd with technology and innovation.  We&#8217;ve learned from the brightest and the best out there across the country &#8211; so we&#8217;re the first to say that we didn&#8217;t invent the concept or the techniques we employ to sell homes, yet there aren&#8217;t many of us, and we know we have our own special recipe and twist on that just for Tampa Bay.  So please do your homework and find yourself an agent that&#8217;s a step ahead AND someone you&#8217;re comfortable with&#8230;</p>
<p>First, be sure to ask your agent what <em>specific</em> marketing he or she does that&#8217;s EXTRA, not just what their company does &#8211; and have them differentiate the two!  Ask them to show you examples of each.  If you get that &#8216;deer in the headlights&#8217; look, run for cover!   While you&#8217;re at it, it&#8217;s important to ask for proof of how many homes they&#8217;ve sold this year, or even their overall ranking within Pinellas County or Tampa Bay.  Ask for references.  Yet, above all else, find yourself a Marketing Agent and not just a listing agent!</p>
<h3><strong>The Happy Ending to Mark&#8217;s Story .. In 11 Days</strong></h3>
<p>We got Mark&#8217;s home under contract in exactly eleven days, with all paperwork signed and delivered in twelve days!  Our marketing plan delivered two offers (having two offers almost always drives up one or both offers), and Mark is closing on the sale of his property just before Christmas.   He&#8217;s moving on to his new adventures worry-free and doesn&#8217;t have the stress of paying for two homes (plus property taxes and insurance) in two states at once.</p>
<p>Mark&#8217;s story has a wonderful ending &#8211; and if you follow these tips for interviewing agents about their marketing and results- yours can certainly have a happy ending, too.</p>

<p><strong>The Palm Harbor Real Estate Market</strong></p>
<p>Okay, I know this one seems a little strange based on what you are hearing in the news, but I PROMISE you there is good news out there!</p>
<p>We have helped a fair number of move up buyers get into homes they NEVER would have been able to afford in the hot, hot, hot market. While their homes DID drop in price, the ones they bought did too and they were able to get more than they ever thought possible.</p>
<p>We have also worked with short sale sellers whose stories were heartbreaking, BUT who wound up better off after we helped them get out from under a home they could no longer afford. Getting a thank you letter from one of these sellers is a true honor and makes all the hard work and training worth it!</p>
<p>First time homebuyers! Matt LOVES working with buyers (and refuses to let me buy him a GPS because men don&#8217;t need maps, but I digress&#8230;.) and it is SO great to have homes to show first time homebuyers. In the height of the market, a starter home was close to TWO HUNDRED THOUSAND dollars &#8211; REALLY out of range for our teachers, young couples, police and firemen. Now we have options for them to buy their homes and really enjoy living here in the Florida dream.</p>

			<content:encoded><![CDATA[<p>Today&#8217;s post is about why Palm Harbor home values on internet sites like Zillow and Trulia are not always accurate.</p>
<p>The Wall Street Journal had a great article the other day that detailed why home value sites are not spot on &#8211; <a title="How to figure the fuzzy math of palm harbor home value sites" href="http://online.wsj.com/article/SB10001424052970204554204577026131448329006.html?mod=WSJ_WSJ_News_BlogsModule">How to Figure the Fuzzy Math of Internet Home Values</a>.</p>
<p>Some of the bits that I thought were especially interesting included:</p>
<p><em>&#8220;But for figures that can carry such weight, critics say, the estimates can be far rougher than most people realize. Valuations that are 20% or even 50% higher or lower than a property&#8217;s eventual sale price are not uncommon, as the sites themselves acknowledge.&#8221;</em></p>
<p>I am no mathematician, but 50% higher or lower seems like a lot. That would mean that they valued a $300,000 house at just $200,000 or that they said a $600,000 house was worth as high as $900,000. WOW! So why is that a problem for you if you are considering selling your home and it says that it is worth MORE?</p>
<p>If you were selling your house in a vacuum and there were no other houses on the market, you MIGHT be able to eek out a higher price like that, BUT that is not the case. The people who come and see your house will look at other, higher priced houses and notice that yours is not in the same league. Barring that, eventually if you sell, an appraiser who is not just compiling data but who is a living, breathing, thinking person, will value the house at market value and the numbers won&#8217;t match. For us, it means that you have a value in your head of a MUCH higher price than your house can bear and even if we do our jobs perfectly, you will be disappointed by these inflated numbers.</p>
<p><em>And automated models aren&#8217;t designed to account for the unique construction details that often make or break a deal, or for intangible factors like a neighborhood&#8217;s gentrification.</em></p>
<p><em></em>This is a BIG one! While everyone likes to think they have a <a title="do you have a special house- pinellas homesellers tips" href="http://pinellaspeach.com/2011/07/15/is-your-house-a-special-house-pinellas-home-seller-tips/">special house</a>, few do. But those few DO NOT always have the proper home value estimate on their property. In Pinellas County, we have waterfront, waterview and a number of different water designations to properties. Some mean that there is a clear, open water view out the front windows and some mean that if you stand on your bed, looking west in the dead of winter, you can see a peek-a-boo view of the Gulf of Mexico for 7 minutes a day. BIG difference.</p>
<p>Then consider the example the article gave. These home value estimates may not take into account that your house is down-wind from a dump or that the airport is next door or that there are 7 neighbors who are all Hell&#8217;s Angels and who ride their bikes around the neighborhood at all hours. These are intangible factors that will affect how much you can list, and ultimately sell your house for. Realtors are good at knowing how to price houses so that they sell in a reasonable amount of time (it is what they do) &#8211; huge national websites have no local knowledge at all to help determine fair market value.</p>
<h2>How This Effects Palm Harbor Home Values</h2>
<p>So, do we think that Zestimates from <a title="zillow - palm harbor home values" href="http://www.zillow.com/" target="_blank">Zillow</a> or <a title="trulia" href="http://www.trulia.com/" target="_blank">Trulia&#8217;s</a> Palm Harbor home values are devil spawn. Nope, we just take them with a grain of salt. All of those sites allow us to post our listings and are a great tool for us to find buyers so we LOVE these guys!</p>

<p><a title="official belleair fl website" href="http://www.townofbelleair.com/about.html" target="_blank">Belleair Florida</a> is located on the west coast of Florida close to Clearwater and some of the best beaches in Florida. It has a rich and diverse history and now is a great residential community of about 4,100 people.</p>
<p><a href="http://pinellaspeach.com/files/2011/11/BelleviewBiltmore.jpg"><img class="alignleft size-medium wp-image-2807" src="http://pinellaspeach.com/files/2011/11/BelleviewBiltmore-300x150.jpg" alt="History of Belleair Florida" width="300" height="150" /></a>Early on, Belleair was little more than an agricultural sister to Clearwater. But Belleair really hit the map when, in the 1890’s, the Belleview Hotel was opened by Henry B. Plant, a railroad magnate. The hotel included a railroad siding for private railroad cars owned by wealthy winter patrons. It was constructed on a peninsula west of Tampa Bay (in present day Pinellas County), and had top of the line amenities for the day, including yachting on Clearwater Bay, horseback riding in the piney woods south of the hotel; golfing, tennis, skeet shooting and bicycling. By World War I, the 9 hole golf course had become an 18 hole golf course, and in 1920 John McEntee Bowman, owner of the Biltmore hotel chain, purchased the property. It was renamed the <a title="belleview biltmore hotel" href="http://en.wikipedia.org/wiki/Belleview-Biltmore_Hotel" target="_blank">Belleview Biltmore Hotel</a>.</p>
<p>The snowbirds of the time started to realize that the area would be a great place to live year round and started constructing residences. In 1925 the Town of Belleair was incorporated and a town planner, John Nolen, was hired to lay out the streets that still exist today. After the stock market crash in 1929 caused a future 1930’s default by the town on improvement bonds, much of the town was abandoned.</p>
<p>During World War II, the historic Belleview Biltmore was used to house servicemen from MacDill Air Force base in Tampa.</p>
<p>After World War II, most of the land south of the Biltmore was purchased by the late E.W. Hallett. The area was cleaned up. In 1944 Georgine Shillard-Smith donated seven acres to create an arts center. In the 1950’s new construction started and the town was again growing, as it did again in the 1960’s. In the 1970’s U.S. Steel purchased the land in front of the Biltmore and the Island to it’s west where condos were constructed. At this time, the residents also set aside land for parks and paths.</p>

<p>Today, the town consists of residences, including single family, multi family and condominiums, three 18 hole golf courses and some commercial and business use buildings, including the original historic Biltmore Hotel. The charming downtown area includes &#8220;Antiques Row&#8221;, restaurants and boutiques. Our favorite condos are nestled along the intracoastal waterways in the gated Belleair Country Club complex and also along the Belleair Causeway on Harbor View.</p>
