Pinellas Waterfront Property Values and the BP Oil Spill

Pinellas waterfront property buyers are asking us questions about the impact of the BP oil spill on Pinellas County home values. Will the spill reach our beautiful beaches? That’s the $6M question. And yes, we too are concerned about our beaches and home values. 
Here’s a shot from our trip to Honeymoon Island last weekend, and of course you’ll note from this picture that no oil has hit our beaches - nor has any been detected even many miles off our coast. Some say that because of the gulf stream that’s unlikely to happen unless perhaps we get a hurricane. What would happen to home values if the oil comes ashore in Tampa Bay? Governor Christ said Wednesday in a special session of the Florida Legislature that “It is logical to predict that the oil spill will result in declining property values” as reported here by the Florida Association of Realtors.
I wish we had more to offer than the thought that worrying about the oil spill is like worrying about a hurricane. We Floridians love it here for so many reasons – including our glorious white sand beaches. Ask most any Floridian and they’ll tell you we don’t stay up nights worrying about hurricanes, getting hit by a bus or terrorist attacks.
Meanwhile, we’re seeing that Pinellas Waterfront property prices of homes under $400K are stabilizing.

Pinellas Waterfront Homes Are Selling Like Hotcakes

There are only 72 Pinellas Waterfront Homes for sale between Clearwater and Tarpon Springs in North Pinellas County. And they are selling like hotcakes! 20 have sold since January and another 9 are pending. In January, we went on record saying that the supply of Pinellas waterfront homes in the lower price brackets were drying up. And WHOA Baby, our study of the data again just now really drives that point home.

There’s only ONE single family waterfront house available under $300,000 and another four between $300K and $400K. Of those that sold, only two were under $300,000 and one was under $400,000. The absorption rate calculations show us that there’s only a one month’s supply of inventory whereas most homes have a 5 - 1/2 month supply overall.

Affordable Pinellas Waterfront Homes Hit Bottom?!

Aacck! Pinellas Waterfront property that’s affordable – under $350K – is just about impossible to find. We’ve had that sense for awhile, yet today it was confirmed after spending hours scouring Pinellas waterfront homes for sale from Crystal Beach FL down to Clearwater under $600K for a couple of buyer clients.
I had the sense I was picking at a Thanksgiving turkey carcass. Sorry - that’s disgusting – yet that’s the first thought I had and I’m sticking with it. 
HOLY COW – I mean TURKEY! That explains why our phones are ringing off the hook recently for our Pinellas waterfront homes that have been ‘active with contract’ or ‘pending sales’ in the Pinellas MLS. There’s practically nothing left except the picked over remains OR those rare listings that haven’t been noticed by most agents due to a glitch in the somewhat recent upgrade of the MLS system. HA! (We confess we are competitors and love having an edge in this regard). Yet….
I’m frustrated that finding homes for these buyers and meeting their expectations is going to be challenging.
I’m OVERJOYED for this slap in the face realization that there aren’t many affordable Pinellas waterfront homes left. Why? I’m going out on a limb here, yet, trust me, it’s a great indicator that we’ve perhaps hit the bottom in this segment of the market. Call it a fluke – or a sign of good things to come.
