Since Tampa is actually right on the bay, if you want to go to the beach, you will need to go to nearby Clearwater. Clearwater is home to many wonderful parks along the waterways with nature trails, bird sanctuaries or picnic areas. It’s also home to the Clearwater Marine Aquarium is one of only eight facilities in the United States authorized to rescue and rehabilitate marine mammals (Winter, the dolphin lives here!). We feel that the neighboring Dunedin waterfront real estate is among the best in the state!

Ft. Lauderdale: Fort Lauderdale has an extensive Art and Entertainment district that includes the Broward Center for the Performing Arts, as well as a being a great place for dining and shopping on the trendy Riverfront. The beaches are beautiful and very well watched, with many lifeguard stations along the beaches. Even better for owning a home, during hurricane season, Ft. Lauderdale usually dodges the bullet.

Miami: Miami is home to hot beaches, internationally renowned shopping, dining and clubbing and, of course, South Beach. It’s architecture is as colorful as the variety of residents and visitors alike.

Naples: Naples is full of sun drenched beaches of the Gulf of Mexico. It has plenty of shopping, dining and great golf courses. What is a short sale in Palm Harbor or Dunedin and what are some common issues you might face.

Let’s start with what a short sales is. A short sale, according to the CDPE website, is “when a negotiation is entered into with the homeowner’s mortgage company (or companies) to accept less than the full balance of the loan at closing. A buyer closes on the property, and the property is then ‘sold short’ of the total value of the mortgage.” In layman’s terms, this means that the bank agrees to accept less than is owed in order to sell the house to disinterested third party (this is a biggie).

Some common short sale issues and tips that you will hear which are just not true!

You can just have your son, niece, boyfriend, or Uncle Bob buy your house and no one will notice, with the added bonus that you will get out from under that huge mortgage and you can keep living there! Well, that is not only unethical, but is in a word, FRAUD. There are many parts of the short sale process that are vetted and which will trip you up legally should you try these shenanigans. Short sales are for people experiencing true hardship and are not a way to “game the system”.

You will owe gagillions in taxes on your short sale. This one is trickier! During the short sale process we can request that the bank consider the amount collected from the buyer to finalize the process and consider your obligations “paid in full”. That leaves a balance between what is owed and what is accepted. This difference CAN be taxed but is not ALWAYS taxed. The actual verbiage is:

The difference between the remaining amount of principal owed and the amount that the servicer receives from the sale must be reported to the Internal Revenue Service (IRS) on Form 1099C, as debt forgiveness. In some cases, debt forgiveness could be taxed as income. A short sale may have income tax consequences and/or may have a derogatory impact on your credit score. Homeowners should contact the IRS or their tax preparer to determine if they may have any tax liability.

There is no shortage of things to do in downtown Dunedin FL.

Caladesi Island State Park

Pinellas real estate is rife with history and one of our very favorite cities is Dunedin! The history of Dunedin FL real estate is colorful, alright – tartan colors! This seaside Pinellas County city of 36,000 is intertwined with its historical ties to Scotland.

We can always tell when out of town-ers are checking out Dunedin, FL real estate for the first time – they call and ask about “Dune-din” and what it has to offer. Dunedin FL History

Scottish families originally settled the area in the 19th century led by J.O. Douglas and James Sumerville. They named the settlement Dunedin after Dùn Èideann, the Scottish Gaelic version of their homeland’s capital, Edinburgh.

The early settlers grew cotton and citrus where downtown now stands. In fact, Dunedin quickly became one of Florida’s most important seaports when settlers built docks large enough to accommodate trade vessels. This distinction no longer stands, but Dunedin’s marina and waterfront lifestyle are a very important part of its appeal.

Dunedin was incorporated as the City of Dunedin in 1899 to make it easier to enact laws. Apparently, it arose from complaints about farm pigs running rampant through the settlement, leading to a law against keeping livestock within the city limits.

Dunedin is proud of its “firsts” which are chronicled in the book, Dunedin Through the Years by William L. Davidson:

• The U.S. military’s amphibious tractor, the Alligator, was assembled in Dunedin and used in World War II. This vehicle played a major role in the Pacific phase of the war.
• Frozen orange juice concentrate, and the “Pram” sailboat racer both originated here.
• Dunedin was the first home of the prestigious PGA (Professional Golfers Association).
• The first radio signals from Pinellas County were sent from Dunedin.
• The oldest continuous garden club on Florida’s west coast is the Dunedin Garden Club.

Sister city to Stirling, Scotland, Dunedin cherishes its Scottish roots. Every year, Scottish clans descend upon the city for the Dunedin Highland Games. Started in 1966, the event supports the city’s three competitive pipe and drum bands: The City of Dunedin Pipe Band, Dunedin High School and Dunedin Highland Middle School.

One of favorite areas in Tampa Bay is the Dunedin Isles Real Estate college streets! Why the college streets? Well they all have names like Harvard, Princeton, and Yale!

This area of Dunedin Isles is set aside from the larger Dunedin Isles subdivision and is actually the subdivision of Dunedin Isles Country Club as it is bordered by Bayshore, Michigan and Palm Boulevard (which is where the Dunedin Country Club lives). There are currently three houses on the market in this area (one of which is pending but not closed) ranging from $109,000 for a two bedroom, two bath to $174,900 for a three bedroom, two bath home. There have been no sales of homes in this area for the last 6 months.
