Today there are 476 homes in Dunedin Florida for sale with the highlight of this community being its gulf waters – namely the spectacular State Park Beaches – Caladesi Island and Honeymoon Island.  The locals say that if you’re lucky enough to live in Dunedin then you’re lucky enough.  We say that if you’re able to find a Dunedin Florida waterfront home, then you’re more than lucky!

Dunedin waterfront home styles and prices vary widely.    You’ll find simple to luxurious waterfront condos and townhomes on Alt. 19 (Bayshore Blvd.) and the Dunedin Causeway.  There are also many single family homes including ranchers, Spanish-style homes and Mediterranean-style estate homes.  Currently there are only 90 Dunedin waterfront homes for sale with 12 having sold or gone under contract in the last 30 days.  Prices range from $62,000 to $1.5M.    Of course, there are many others that offer spectacular water views.

Dunedin is rich with Celtic history.  Today it is a family oriented community though it is also a vacation and second home destination for people worldwide seeking a fun and interesting place to visit or call home.   Although a destination spot for many, it’s important to note that Dunedin does NOT have any of the usual (dare I say ’schlocky’?!) tourist traps that you will find on Clearwater Beach.   And you won’t find a Starbucks store anywhere near downtown or the beaches though you can find many a good cappucinno.   

Dunedin is a casual community with a wide array of homes styles and prices both on and off the water.   Most residents take advantage of the area water sports, fishing and boating or simply enjoy collecting shells on our soft, white sandy beaches.  Aside from all of the water sports and activities including fishing, boating, wind-surfing, jet-skiing, sailing, kayaking and more, you’ll also find family-friendly neighborhood parks, art shows and festivals, hiking trails, The Pinellas Trail, a sprinkling of antique shops and boutiques, nightlife, and casual and fun as well as eclectic and fine dining.

Did you know that …

When kids are removed from a home by Child Protective Services it is usually with no advance notice and often without personal possessions or clothes?   When they arrive at a new placement center or home, having a duffel bag full of necessities to call their own (during a downright tramuatic experience) makes all the difference in the world.

Dunedin Fine Art Center

Never let it be said that Pinellas real estate is just about Pinellas waterfront homes and a smattering of Pinellas foreclosures.  This county has got more than just a touch Dunedin Realtors on Dunedin Fine Arts Center Events, Dunedin Events and Dunedin Florida Real Estateof culture.  Palm Harbor Realtors shouldn’t play favorites but there are just some towns that offer the whole enchilada.   And fortunately, no matter where you live in the county, you are a short drive to all that each has to offer.  As one of the area Dunedin Realtors, I am always blown away by the Dunedin Fine Art Center.  Now through August 9th they are hosting an extraordinary exhibit showcasing contemporary quilts.  The admission is $5 and is free for members.

For the summer vacation months there are classes for kids of all ages in a setting that will release their artistic talents and provide affordable entertainment and skill building; especially for all those kids that are “already bored” with summer vacation.

Instilling an appreciation of fine art is the center’s focus by providing exhibitions, lectures, studio classes and workshops that can strengthen abstract understanding and inspire creativity. And year round the Dunedin Fine Art Center can host your parties in a venue that is out of the ordinary!

“Play Ball!” in Dunedin Florida

Disney World, sure; Busch Gardens, of course — classic family vacations. But if you’re a baseball fan, Florida is truly your destination! What could be better than visiting Florida in March and catching a couple of games in a smaller venue where the tickets are affordable and the weather is a balmy 75 degrees?

Dunedin Florida Baseball is home for the Dunedin Blue Jays by Dunedin Florida RealtorsEven the beautiful Dunedin Florida homes take a back seat when the Toronto Blue Jays fly in! They’ve actually called Dunedin their spring training home for over 25 years. But no matter who you root for, you can come to Florida to see your team and actually get autographed baseballs without paying to get them signed at a baseball convention or not getting them signed at all at a major league park! Speaking of major league parks, while baseball isn’t considered a contact sport, home plate umpire Kerwin Danley can tell another story after getting hit in the head by a broken bat during Tuesday’s game between the Toronto Blue Jays and the Texas Rangers. Good, bad, and shattered bats…baseball is back!

And of course, while Florida is the Spring Training home to all of the beloved baseball teams; Floridians are even more excited for the 2009 season because our very own “worst to first” Tampa Bay Rays who finished the 2008 season topping the American League East are starting out much the same this season. Is There Leeway in Making a Lower offer on a Dunedin Short Sale?

A Dunedin Short Sale Question: 

Q:  I’m thinking about putting an offer your listing in Baywood Shores MLS 7346686.  I see that it’s a bank preapproved short sale at $283k (subject to 3rd party lender approval). My question is, how much leeway do you think there is on making a lower offer?

Also, I know that sometimes banks can take several months to accept/deny an offer.  Is it because they are waiting to see if they can get a better offer? If so, is there a way to write into a contract that if they receive a better offer during this “waiting period” that we may consider renegotiating ours at a higher bid?

We are Pinellas short short sale experts and would be happy to fully familiarize you with how short sales work. Generally speaking, the banks are taking so long because they are so overwhelmed with case files that they can’t keep up with the workload.  Pinellas short sales are unusual in that the homeowner doesn’t have a vested interest in the amount the home sells for (they just want to know that they are out from under the house payments), so it’s just the lender(s) we are negotiating with.
