What Pinellas home buyers want in kitchens now is not what you may think. Sellers often worry their home will not meet home buyer demands if the kitchen does not have granite counter tops or a built-in computer work station. With home inventory tightening and budgets still an issue, your kitchen can show well with a few simple adjustments.
Granite counter tops, once de rigeur, are giving way to other materials such as concrete and bamboo. Natural looking laminate can give the same visual effect if your budget is tight.
Bigger is not better
Architects are a good bellwether for home trends, and the American Institute of Architects said in 2011, reported that 62 percent of people building new homes or kitchens do not want them larger. In fact, 16 percent want smaller kitchens. So if your existing kitchen is not large, it is not a deal killer.
Room for Electronics is Key
What buyers want is a place to plug in and use computers and other electronic devices. If you have room, add a small desk and put your laptop on it. Or replace a traditional kitchen table with a bar-height console table and add a computer instead of place settings. This can give buyers the idea that the kitchen is multi-functional. And that is an important home selling feature.
Making space for electronics is also part of a trend to integrate kitchens with family living rooms, so the traditional Florida “great room” concept is far from outdated.
Drinking-water filtration systems and natural wood (or wood-look) cabinets are also growing in popularity. So is well organized storage space (even if you do not have a lot of space). These might be relatively inexpensive upgrades or changes if your budget allows.
