#1 Tip for Avoiding Costly Surprises When Selling Your Dunedin Home

Funny, but the one thing that’s probably the least expensive and the simplest to address when selling your Dunedin home is the one most often overlooked by sellers.  What’s the #1 Tip? 

Get a home inspection done right before you put your home on the market!

 An inspection will uncover previously unknown problems - which are often just minor - affording you the opportunity to make the needed repairs.   Oftentimes these are repairs that you can make yourself or very inexpensively. 

You’re probably wondering why not just let the buyer make the repairs?  Here’s 6 reasons why savvy sellers take this extra step:

1)  Even the smallest repairs can send buyers running for the Pinellas County hills (wait .. there are no hills here?) and off to the next home to make an offer.  We’ve seen buyers run from homes for the silliest reasons.

2)  More buyers will look at your home!  We can market your home to buyers confidently and advertise the fact that there’s a ”clean home inspection report available”.   Stand out from the crowd as most sellers overlook this simple technique.

3)  Get to the closing table quicker.  Often times buyers will accept the result of your home inspection and waive their contingency to inspect it themselves.
